At present, this former industrial area is a blind spot in the city, badly connected and with a chaotic urban structure. The adjoining park lacks quality and is partly dilapidated. The site should be able to benefit from its potential strengths.
- The area is located at the edge of Den Haag city centre with all its urban qualities, and is well connected to by public transport.
- The canal edge and the park offer a range of recreational and leisure qualities, including sports facilities and play space.
- The area has a particular character with its former industrial buildings that are already used as a breeding ground for the creative sector.
The site is developed as a mixed use high density residential area. Around the iconic industrial buildings, a central creative street with workspaces for small businesses is planned, to stimulate the local creative sector and create liveliness and diversity. New pedestrian and cyclists connections are provided as well as high quality green public spaces. The quality and accessibility of the park and the canal banks are improved. All residential and employee parking is provided for in covered courtyards. Cost-effectiveness is improved by using an innovative electronic guidance system, reducing the demand for parking places to 70%.
